Current Filing Fees For Zoning Cases
NOTE: The fees are subject to change by County Board action.
Please call the department to verify fees.
APPEALS -
There shall be no filing fee for an appeal. However, an applicant shall be responsible for the cost of publication of any notice required to be published prior to any appeal being heard by the Board of Appeals.

VARIATIONS - $300

MAP AMENDMENTS AND SPECIAL USES - based on property area:

  • Less than two acres - $350
  • At least 2 acres but less than 15 acres - $400
  • At least 15 acres but less than 25 acres - $500
  • At least 25 acres but less than 80 acres - $600
  • At least 80 acres and up to and including 100 acres - $650
  • More than 100 acres - $650 plus $6 per acre for each acre over 100 acres

NON-COMMERCIAL PARKS AND OUTDOOR RECREATION AREAS -
The fee for special uses for such area which are owned by a public entity, a philanthropic organization or a non-profit corporation shall be $225 regardless of property area.

TEXT AMENDMENTS - $450

EXEMPTION FROM FEES -
Any application by the County Board, a committee of the County Board, or the Regional Planning Commission shall be exempt from the above fees.

COST OF PUBLICATION OF LEGAL NOTICE -
In addition to the above fees, the cost of publishing any notice required to be published in a newspaper of general circulation in the county shall be paid by the applicant prior to the case being heard by the Zoning Board of Appeals.

BUILDING PERMIT FEES
McLEAN COUNTY DEPARTMENT OF BUILDING AND ZONING

SINGLE FAMILY DWELLINGS - regardless of size - $250

ADDITIONS TO SINGLE FAMILY DWELLINGS including but not limited to
attached garages based on square feet of lot area covered:

  • Less than 650 square feet - $75.00
  • At least 650 square feet but less than 1,200 square feet - $85.00
  • At least 1,200 square feet but less then 2,500 square feet - $110.00
    2,500 square feet or more - $200.00

STRUCTURES (other than buildings) accessory to single family dwellings and on the same lot as such dwellings:

  • Swimming pools, above-ground or in-ground - $75.00
  • Other structures - $75.00

BUSINESS OR ADVERTISING SIGNS -

  • With a gross area of less than 50 square feet - $65.00
  • With a gross area of 50 square feet but less than 200 square feet - $75.00
  • With a gross area of 200 square feet or more - $90.00

OTHER PERMITS -
$2.50 per each one thousand dollars, or fraction thereof, of the proposed improvements with a minimum fee of $75.00

OCCUPANCY PERMITS FOR CHANGE IN USE ONLY - $75.00

TEMPORARY OCCUPANCY PERMITS - $75.00

SALES OF ZONING AND SUBDIVISION ORDINANCES

Zoning Ordinances - $25.00
Subdivision Ordinance - $25.00
